How to Value Your Australian Property

To value your property, ask your local real estate to come and do a valuation, purchase property valuation software or do a bit of research and look at the value of other homes for sale that are similar to yours.

Knowing the value of your property is important, especially if you are thinking about selling some time in the future. It is good to know even if you are not considering selling as it is good to know where your investment sits in the market. There is property valuation software available that can make the job easy for you, otherwise you can ask the advice of people in the industry.

Online property valuations

There are websites where you can enter specific data and they will get back to you with a property valuation. If you provide your postcode, the size of your land, how many square metres your home is and other information, such as how many bedrooms and bathrooms there are, then you will receive a return email with a property valuation.

Real estate agent

Contact your local real estate agent and have them come and do a valuation. They will come over and have a look through your home. It won’t take long and they will ask you questions like what the size of your home is and whether it has air conditioning. They might want to know who the builder was and when the house was built.

They will consider how many bedrooms there are, whether there is an ensuite and a garage, and they will look at how established the garden is. They might also recommend some things that you can do to help increase the value of your home, such as improving the front garden. They will also have plenty of tips about how to make your house look its best when you go to sell.

Property valuation software

This software is available that can help you determine the value of your property. The software can give you the financial figures so that you know how your property compares in value to other properties around you. It can work out your returns on your investment once you have input all the correct data.

Research

You can do a bit of research yourself and see what houses similar to yours are selling for within your area. Have a look through the newspapers at the real estate section or jump online and have a look through the real estate websites. You are most likely to find plenty of other homes that have the same amount of bedrooms and other facilities, like an ensuite and garage, and see what sale price they are asking.

You could also go along to any of these homes that are up for auction and see what the market demand is like and what the home eventually sells for. This will give you a really good idea of what your property is worth in the current financial climate.
